One of the questions that we get a lot from our customers is, “How long does a home inspection take?”
So, I wanted to handle that question for you today and give you a little bit of insight into that process of getting a home inspection done and how long it’s going to take and so forth.
The first thing I would say is that it depends on really what you’re asking.
If you’re asking how long does it take to schedule a home inspection, we can usually get one scheduled within 2 or 3 days of the time that the property goes under contract.
Typically, the contract is going to give you around 10 days for your inspection period, which is how long you have to respond to the home inspection that’s done.
The time of the actual inspection itself, when the inspector is at the house doing the work, varies greatly depending on the size of the house.
For example, a very small 3 bedroom 2 bath house with a two-car garage and 1500 square feet may take two to three hours.
But, if you have a really large house and it has a pool and it’s on acreage and there’s a barn or something like that, you could end up being there for five or six hours.
So, our recommendation typically to our clients is to come to the very end.
We’ll find out from the inspector when they will be finishing up and you can show up for the last 30 minutes and they can go over anything major that they found.
That way you can actually see what it is versus reading about it or hearing about it and it’s going to allow you to really understand whether this is a big deal or whether it’s not that important.
